Sundaram – Rates & Policies

When staying at Casa Sundaram or Casa Arena, you have the choice of renting one or both rooms.

There is a 4 night minimum stay and a 7 night minimum during holidays on all the properties.

Security Deposit: There is a $250 refundable security deposit that covers breakage, theft and misuse of the properties, should this occur.

Food Services: We do not provide food services. There is a market close by where you can purchase foods to prepare in the fully equipped kitchens.

Massages: We provide massage tables on all 3 properties so you can get a peaceful and relaxing massages.

Advance appointments are required. Massages must be paid in cash (pesos or USD Dollars) directly to the therapist. Gratuities additional.


  • Check-in, 3pm. Check-out, noon. We can hold your luggage if needed.
  • TAXES: 16% Sales Tax, 4% Hotel Tax are included in the price. Maid service twice a week. Towels and sheets are changed once a week unless otherwise requested, to help on water/energy conservation.
  • Gratuities are not included. If you feel you got superb service, tip directly.

  • Beach and pool towels, beach chairs and umbrellas are provided.
  • We encourage you to bring your favorite mosquito and sun protection.
  • We provide coffee and bottled water for the duration of your stay. We do not provide food services.
  • Please plan your massage therapy needs ahead of time. Schedules get filled quickly on high season. Send us an email with names, dates and times to insure booking.


  • 100% payment must be received in order to BLOCK and CONFIRM your reservation.
  • CANCELLATION POLICY: cancellations need to be made 60 days prior to arrival date, to receive 80% refund. 20% Cancellation Fee is not refundable.
  • If you cancel after the 60 days allowed, you will forfeit the full amount received.
  • There will be no cancellations or refunds due to reasons that are beyond our control, such as weather, neighborhood construction noise or other disturbances.

  • The properties were furnished with a lot of love, care and high-end finishes. You are required to make a USD$250 damage deposit with your reservation. It will be refunded back to you at departure, after a complete inspection of the property is done, including extra cleaning efforts, missing towels or broken items.

  • No wheel chair access or elevators
  • No loud music or noise at any time within the property
  • Rates are subject to change without notice
  • No glass items in social or swimming pool area
  • Cost of lost keys, USD$50 per key, charged to your deposit
  • We have the right to enter the properties and common areas in order to inspect the premises
  • Pets are not allowed. Policy violation fee of USD$250
  • Smoking is not allowed. Violation will cause charges for deep cleaning, and expensive cleaning procedures, up to USD$500.


  • Managers/Owners/Workers are not responsible in any capacity for any injury, loss, illness or damage to any person or property of persons occupying the properties. The rights, if any, of a guest of the property to seek recourse against the property owners for any reasons above, shall be governed by the laws of Mexico and determined by its courts.


  • We are not responsible for forgotten, lost, damaged or stolen personal items. Any item recovered will be kept in our lost and found bin for 30 days after checkout date.
